What is the Coffee-to-Stay ratio?
Coffee-to-Stay ratio = monthly accommodation cost ÷ specialty coffee price. It tells you how many cups of locally-priced coffee your tourist-priced housing equals — a fast proxy for gentrification pressure.

Why specialty coffee
Specialty coffee is the most touristic beverage that still has a local price ceiling — locals drink it, so the price can't run away. Comparing it to Airbnb (pure tourist pricing) reveals the gap that 'cost of living' indexes hide.
